General warranty deed state of Texas home exemption question?

My parents co signed on the loan for my home. Since they did this, I cannot claim 100% homestead exemption in the state of Texas. If my parents sign themselves off of the Warranty deed, can I claim 100% Homestead exemption?
Can my parents even take themselves off the deed without changing their status on the mortgage?
Thank you very much!
I don’t want them off of my mortgage, just off of the warranty deed therefore allowing me to claim 100% Homestead exemption. I have good credit but I work for myself and a lot of my income is not shown therefore I cannot legally claim it to my mortgage broker. So.. I need my parents on the mortgage. I have never missed a payment on anything.

Selling Service Contract/Warranty for car repair

We're a small car dealership in texas and my boss has asked me to come up with a business plan to sell warranty to customer which will take care of their car repairs in case of an accident. We plan to charge 100 dollars/month for this service plan. I have some questions/points to make: 1.) Do we need some insurance company to back this warranty or can we back this on our own

Can I opt out of Car dealership contract

My wife purchased a new car on 6/19, the finance manager who completed the paper work stated the vehicle came with a 10 year 100,000 mile warranty, however never discussed the cost for the warranty. The person also "added" GAP coverage and life insurance on the loan, saying they can get a lower rate with the life insurance.
