Under Contract with Ryan Homes want to purchase different home
In February my husband and I put in a bid on a short sale home. The offer was accepted by the seller, but the short sale was turned down by the bank. At the end of March we purchased a new home from Ryan Homes.

Using an option agreement to flip and assign notes and real property
I have heard about the SAFE Act and I am trying to find out if I can legally not being a licensed real estate agent or a licensed securities agent find both for sale properties and seller financed notes and get those under an option ageement and assign those to wholesale property and note investors. My fee would be the difference I get the seller to sell and what the buyer is wiling to pay

How enforcible is this puppy contract?
So back in 2006 I purchased a show dog from a breeder and signed a contract (breeder lives in Oregon) The breeder is not registered as a co-owner of the dog with the AKC. I've spent a lot of time and money getting the dog a championship and health testing so I can breed her, but I've become very annoyed with the breeder for forcing me to breed the dog her way (all at my cost) and then give her a free puppy, according to these contract terms. I'm just wondering how enforcible this co-ownership/breeding part of her contract is because she is driving me nuts

backing out of purchase agreement before closing?
My husband and I entered into an agreement to purchase bare land in 6 months ago. We agreed to pay a small amount as earnest money and then monthly payments for 7 months as a down payment. After the seven months we would close and the seller would carry the rest of the contract.
