I have student loans, will this affect husband’s approval for mortgage?

I have student loans and I am still attending school. I currently do not work. My husband and I are looking to buy a house. I have no credit and he has fair credit, a score of 673. The mortgage company explained that since I’m not working, my name cannot be on the mortgage, but it must be on the title.

Will the mortgage company use my students loans when determining debt to ratio figures?
I want to point out that I am currently enrolled in school and have 2 years left before I graduate. My student loans are all government loans, so I do not start paying on them until I am out of school for 6 months or two semesters.

By the time I’m ready to pay off my loans, I am sure I will be working–doing something, and we will be in a better financial position than we are today. I’m not concerned about foreclosing on a house, my concern is I want to be able to have a bigger margin of house to choose from in case we cant’ find something in our desired range.

Have I messed up by applying for two different home loan pre-approvals?

My husband and I applied for a home loan pre-approval a week ago. They said that we would qualify but we are still waiting on them to contact us with the actually numbers. This was for a manufactured home. Well, after much discussion we decided that we could be beter off just buying a modest 2.3 bedroom house that needs a little work and do the work ourselves. So, today I applied for a pre-approval FHA loan online with a local mortgage company. Did I just hurt our credit by doing this?/ Lessing the chances we will get either loan?? I know that applying for credit hurts your score but how much does it hurt it?? these are the only two times we have applied for credit in the last six months, with the exception of a Walmart Card…

Thanks!!!

Can anyone suggest a good mortgage company that works nationwide?

Hello,
I’m looking for referrals on reputalble lenders who will help me obtain a loan. Most of the brokers or lenders whom I spoken with are offering high rates, second mortgage, 6 months reserves or just not calling back.
I’m looking to obtain a loan for an investment property in Georgia. So, if a lender or broker can work with my student loans, FICO Score 653 and can CALL BACK please respond.

How do I fix my credit and make sure my unpaid debt is taken off of my credit report?

I am getting sick of my bad credit ruining everything I try to do. At this point I am finally able to pay off my debt in order to fix this problem. I have heard stories of people paying off their debt but the company leaving them as unpaid on their credit report. I DONT want this to happen. How do I go about paying everything off while making sure it is taken off my credit report for good? How long does it take your score to change after you paid everything off?

How long does it take to establish credit?

My boyfriend has no credit and we’re trying to qualify for a mortgage. We really want to buy a house by like November so we can qualify for the first time buyer credit.

If he got a credit card like today, that would be about 4 months. Is this enough time to get a score?

Also, he can’t get approved because he has no credit, will a secured credit card give the same credit as a regular card?

Paid Off Entire Credit Card Debt, Will Credit Scores Continue To Increase?

I fortunately just was able to cash out some stock options that have matured and was able to pay off about $20k in credit card debt (most were maxed) and $25k in auto loan debt.  I only have student loans and my mortgage remaining which have always been and are in good standing.  I noticed that my score over the last month of paying everything off jumped up from 640 to 680.  Today when I subscribed to Score Watch it was at 694.  Should I expect a continued rise in my FICO score rising over the next couple of months if I keep having no credit card debt balance and continue paying my student loans and mortgage on time?  I don't want to waste money on monitoring it if that was pretty much the only jump it is going to take.  Thanks in advance for any advice.
