Can you sign less than a 6 month lease on a commercial lease?
We are signing up a tenant who has been on a month-to-month lease after his 1 year lease lapsed in March 2010. This is a commercial building on private property

Tenant shutting off electricity on 21st but not moving till 25th. What if pipes freez
My tenant informs me she is turning electricity off on 12/21 but she does not intend to be out till 12/25. It is very cold here in Maine and pipes will freeze w/out heat. I would have the electricity continued in my name but I am worried that she will turn furnace up and leave windows open.

How do I deal with a bailiff at my door?
The bailiff can call at your house at any reasonable time to seize goods, but you do not have to let them in. The bailiff cannot enter your house by force, but they can legally enter your property through open windows or unlocked doors, so make sure all your doors and windows are locked or closed! Once the bailiff has been inside your house by entering peacefully, they can call again at a later date and enter your house without your permission, forcefully, to remove your goods. When seizing goods the bailiff must leave the premises safe

Bussines Agreement/ Early Temrination
I own a business in Shasta County and because of the economy I am having a hard time to pay bills, employees, etc. I still have a few years left on my contract. If i stop paying the rent on a monthly basis can I still be responsible for the remaining rents on the contract

Tenant replaced AC unit and send me the bill, but lease is not clear on such issue
