Mother died five years ago with no will
My mother died in August of 2005. Her illness turned terminal very quickly, and prior to that she didn't want to discuss the possibility of her death.

Can I legally withhold my ex-roommate’s deposit?
I received a voicemail from my landlord on the last day of our lease stating she thought it was immature of whoever lived in the basement room to paint it lime green with purple writing in acrylic paint on the walls, when we were specifically told to not paint any rooms unless it was a neutral color with her permission first. And that if it wasn't painted that night (the new tenants were to move in in 2 days) that she would hire professional painters and our deposit would be exhausted. Our landlord was also upset with the fact that that roommate's room was never vacuumed (bobbypins, coins, ponytails still on the floor even in addition to a glob of dirt) and that there was a bunch of food left in the kitchen and the kitchen was very "disgusting"

Roommate’s "abandoned" property
My situation involves a roommate who without prior notice moved to a different city, taking his personal effects (clothing, etc.), but leaving behind his furniture and television. In March, this roommate contacted me by email as I was out of town to indicate that he would be leaving the following day, but would be leaving his furniture behind, presumably to be collected at some future date. I am the owner of the condo, and we had an oral agreement that he pay me rent each month

Someone is holding my property "ransom" until I pay them money I owe them. Recourse?

Abandoned property
Hello, I am wondering what the legalities and time limits are on property that a tenant has left behind for an extended period of time. I ask this because I am scheduled to move into a house in about 10 days. The prior tenant removed all of his possessions from the house, but still has the detached garage full of his stuff.
