<p>i have owned a home 3 years prior to getting married to my wife of 3 days. She still is in her rental  and is packing to move in with me.  I think I sould tell her to stay in her house and break the news to her .  we have done nothing as of yet its only been 3 days  so no account merges  living together name changes etc  have taken place. if i file for divorce  will i still keep my pre marital home  that i bought for my 5yr old and my self?</p>
<p>i think also  my new wife was getting spousal support  that was going to end in two years.  since we got married  i think it will stop as well.  if i get it annuled  she possibly could keep her spousal support.  I dotn hate her  but  she doesnt accept my son  it was like a complete change after we married.  seems cold to him and i cannot  sacrifice  my sons safety or love  regardless of how i feel.</p></div>

<div>I have been living in my home for over 15 yrs.  As everyone knows, times have been hard for the past 2 yrs.</p>
<p>There is a 1st mortgage on the property, and a 2nd, also a medical lien.<br />
Its been a Hard time keeping the payments on time, with 1 payment missing on the 1st mortgage and a few or more payments missing on the 2nd mortgage.  However the 2nd mortgage is only 14 k and the 1st is 44k the property is worth 150k Maybe ?</p>
<p>Now after tending to putting out the circle of fires that keep popping up around my life, this is now going on.</p>
<p>I live in a separate Tax district from the town, we pay a town tax which is in escrow. Then we have to pay an additional tax to our &#8220;Lake&#8221; district.  I know the taxes have been delinquent on the Lake tax and there was a lien on the property for that.  Now the Lake district wants to hold a Tax Sale?   I found out when it was published in the news paper through friends.  When I contacted the Lake tax collector she gave me a phone # to call with a name, and said he was very nice and would be willing to work out a payment plan, and the last thing he would want to do is sell my home.</p>
<p>When I called the phone# the person knew who i was without my telling him?  Then i explained the reason for my call and wanted to pay my tax or work out a payment plan.  The response i received was &#8220;Too Late&#8221;  &#8220;you can pay what you like&#8221; but if your payment isn&#8217;t in Full, your home will be sold in a Tax Sale&#8221;. !  <br />
I then called my 401k provider and had started on getting the 3600 needed to pay the back tax.  </p>
<p>2 weeks past and still have not had the check cleared from the 401k.  Now it gets better!   I phoned the 1st mortgage co. and they connect me to the Tax dept.  The man i spoke to said they have No Knowledge of Taxes being owed told me they would send me something in 7 days and gave me a Case #.  This was on 3/1/11, in today&#8217;s Mail is a Release saying the Taxes and all fee&#8217;s have been paid and the Tax sale is Canceled, and that was dated on 2/28/11.</p>
<p>Now after all that and i apologize for my length in the story.  My question is Who paid for my taxes after going threw all the agony and selling stock in 401k to keep my home, not too mention stress.  </p>
<p>It says on the release that the Core Logistic Tax Service Paid my taxes?  <br />
Well who are they?  My worry is that they are going to turn around and tell me i have to pay double of what i owed ?   The release says nothing of the 1st or 2nd lien holders ?   Is this what happens when you owe back taxes and don&#8217;t pay 1 month after the 1st publication in a news paper ?  </p>
<p>Feel like this has all been done under my nose, by an unethical, sneaky, scam artist lawyer !:mad:</p></div>

<p>And I also talked to a couple of creditors for feedback because I was curious and I also like to keep up with the times. And not all information is on the news cast or the internet. Sometimes you need to call the source directly, which is the creditor. When an individual or more than one person applies for a business credit account (loans, or credit cards), each person has their own personal credit report pulled. If there are any adverse information such as pubic records, collections, late payments, etc. They are more likely to get denied. This would be in the same way that you &#038; I would on a personal account.</p>

<p>If an business account or accounts exist &#038; the owner(s) personal credit report deteriorates &#038; is unfavorable to lenders. In other words riskier due to new collections, a bankruptcy, late payments, high balances or high debt to income ratio, then those accounts can either be reduced in the amount of the line of credit. Or the accounts would be terminated by the lender.</p>

Complex &#8216;CFV&#8217; in New Hampshire<br />

<p>In September of 2010 several long term tenants of CFV decided to do a non-compliance grievance against management company to USDA/RD the lender. USDA/RD has 16 compliance&#8217;s that management companies are suppose to adhere to. Some of these are considered <i>Capitol Needs and Preventative Maintenance</i>. Of the 16 there were 15 very legitimate non-compliance&#8217;s (not nit-picking).</p>
<p>We created a document with some of  the issues to include: ignored tenant complaints, on site manager / maintenance personnel and management company issues. This was introduced to all tenants as a &#8216;Tenant Grievance&#8217; to try and get the neglected property noticed by USDA/RD. *All* of the tenants individually were given a detailed verbal explanation, time to completely read and received a copy of the grievance if signed. We received over two thirds of the tenants signatures. </p>
<p>Submitted via certified mail the USDA/RD received and replied with an on-site inspection date to view the property and units for complaints and non-compliance. Prior to the inspection the Management Company employees were in the parking lot approaching tenants.  They were intimidating, asked if they knew what they had signed and basically bullied them.  ~Let me share that in the 16 years I have lived here it was the first time I had ever seen anyone from Management here.~ Mgt. contacted USDA/RD stating that the tenant grievance had been altered after the tenants signed, discrediting the entire document.  </p>
<p>We created an addendum stating that the facts were true and that the information contained within was all included when first (original) was signed.  We had again got signatures of the tenants, shared another copy of the original grievance along with a copy of the addendum simply stating that what they were signing again was what they had originally signed.</p>
<p>Long story short&#8230;.mold was a huge issue, leaking roofs, leaking windows, confidentiality issues (site manager / maintenance married)&#8230;etc. Three tenants filed with code enforcement about mold and although no visible mold was found, these tenants were sick. One was on oxygen and the others displayed all the symptoms of mold spores being present in their environment. Due to no visible mold nothing could be done. Management was cited by code enforcement for Structural issues due to the many rotted boards visible on the exterior of the buildings. </p>
<p>Hooray we thought, we saw boards being replaced on the one of the buildings where the tenants were sick from the mold.  Myself and another of the tenants involved in the creation of the grievance walked over. The work crew replacing boards said they were drenched, deteriorating to the point they could pull them off with their hands and covered in mold! They also stated that the Management Company halted the work, they were to complete what had been removed&#8230;no more. The foreman shared with us that the code enforcement officer wanted to be there when they pulled the boards. Management changed the date they were to start knowing code enforcement was on vacation.</p>
<p>We took pictures of the mold on the boards inside the dumpster, called the local newspaper.  ALL documents were given to the reporter. Copies of our grievance, the response to it from USDA/RD and from the Management Company. Weeks after in late November the article ran about the tenants fear of mold and our complaints to USDA/RD. I personally stated to the reporter that no one should have to worry about health issues where they live. I was quoted in the article with my name included.</p>
<p>An incident happened where maintenance entered an apartment unauthorized with no work order or notice. The tenant was at work so his vehicle wasn&#8217;t parked. Unbeknown to maintenance this tenant had company and was caught just walking in with his master key. He actually asked the company who she was..!!!  This was indeed reported&#8230;nothing was done. It was deemed a misunderstanding. The tenant gave notice and left after the incident.  I posted in the common area that Maintenance was caught using his master key entering an apartment unauthorized. I strongly felt the tenants should be aware of this. This happened after the grievance.</p>
<p>Anyway&#8230;to date. The article in the news paper generated some more of the siding getting replaced on the building with the issues.  Some of the roofs were patched just this past week.</p>
<p>Where is this going???  Last week there was a letter drafted by an attorney and given to the Management Company.  The contents of this letter were mailed to selected tenants of the complex, not everyone. It basically stated &#8216;me&#8217; by name, being a  badly misinformed tenant reported false information to the newspaper about mold and people being sick due to it; the pictures of the mold were printed too.  He stated the contractors said the mold found was not toxic (interesting statement). He wanted to assure tenants that there were no mold issues at CFV. The article was attached to the letter as well.</p>
<p>Continuing on he <i>named</i> me as being the facilitator of false accusations about the property and it&#8217;s condition via petition to tenants also advocating the removal of the Management Company (yes that was part of the tenant grievance). I also posted the unauthorized entry of the unit by maintenance being a malicious allegation.</p>
<p>
I was not sent a copy of this letter. None of the tenants that have had issues with the Management Company in the past received one. Legally can I be named and blamed for their negligence because I was one of the originators of the grievance? Should only selected tenants receive this letter (sent out by Management Company)?  I really feel that this is just completely unsubstantiated and obviously I was singled out. The article in the newspaper was run on November 29, 2010. This letter was sent on December 29th.  Oh&#8230;yes it was sent after a Christmas gathering was announced where there was guest speakers. An Environmental Specialist and a Carpenter. There was a total of 3 attendees. Three very sweet retired tenants and that was it. Then the letter was distributed via USPS.  I found out about it in conversation with another tenant that stated &#8216; I really took a bashing&#8217;. I had no idea until it was introduced to me then.</p>
<p>Can I do anything about this? It sure seems like a horrible thing to do and I can&#8217;t imagine having no recourse, but I don&#8217;t know&#8230;so here I am asking.</p>
<p>Thanks in advance for any advise that can be shared.  *This management company is known for it&#8217;s avoidance to issues. Has been cited numerous times and has a history of manipulation.  They are well known in the areas where they manage complexes.</p>

<div>I reside in New York State and know this issue falls under the state&#8217;s jurisdiction. My stepfather, sister and I are joint tenants on a stock account of approximately 1500 shares valued at around $100,000. Almost two years ago, I put a stop trade on the account because our stepfather was attempting to cash out the entire account and keep all the money. He claims to have misplaced the certificate needed for the splitting of the stock and the brokerage that holds the account charges over $3000.00 for the issuance of a new certificate. He has been in tremendous financial trouble and has, unfortunately, resorted to desperate means to raise cash. He has multiple liens on his remaining assets and has even resorted to embezzlement and forgery. One year ago, I won a case against him in which he stole money from me. I share this background because it&#8217;s important to what is now transpiring and why I&#8217;m so overly cautious. </p>
<p>My stepfather has a very shady partner who has contacted me with the news that the former has sold his share of the JT to him, the partner. He faxed a statement that was signed by my stepfather before a notary public attesting to this supposed sale. Now, the partner wants to dissolve the joint tenancy and my sister and I are VERY trepidatious. We both have spent so much on legal fees concerning other problems with my stepfather and are now pretty tapped out, so a lawyer may be a distant luxury at this point. Neither of us is versed in law and we feel very vulnerable as he (stepfather) once came right out and stated that he&#8217;d &#8220;get all of it&#8221;.</p>
<p>Another alarming aspect: the partner has offered to sell his third to me for a reduced price! </p>
<p>So, my questions:<br />
1) What kind of proof do we need to be certain that the shares were indeed sold to this partner? As I understand it, the broker has no record because any changes have to be entered after the stop trade is lifted.<br />
2) Do we have to dissolve the account if two of the tenants (sister and self) don&#8217;t agree to it?<br />
3) Are there any suggestions as to how we can protect ourselves if we do decide to dissolve the account?</p>
<p>If any more info is needed to help address this issue, please let me know.</p>
