Mortgage Finance Experts: How will the market affect homeowners who will be refinancing next year?

My parents bought the house 4 years ago at a rate of 4%, which is due to change next year when their loan rates. With the strengthening of the market and stricter lending again, which will be required to produce the result, are concerned about the refinancing was in Serbian for them. The good news is that they have an impeccable credit (they are able to remove their SMEs, and are above their payments every month — and pay an extra couple of hundred dollars so far they should. Not to mention the card card debt is very low (only a few thousand dollars). They were both excellent jobs to pay more than ten years but have always worried whether they will be able to get a decent fixed rate when refinancing their bonds increased. hope?

What to pay off first?

I currently have a about $72800 in tradelines.  I am using about $10K of that on one card that has 0% interest until Oct 2011.   All the other cards are at $0.   I also have a $25K balance signature loan that I am paying also (8%).  I will be in the market for a home purchase around the Sep time frame (5 months).  My EQ fico score is 769.  I have about $4K to pay each month towards my debt.  So, in order to give my FICO score the best "BOOST ADVANTAGE" for a home purchase, which should I concentrate on paying down first?  The Credit Card or the Sig Loan?    Thanks, all!

Equifax Complete and General Scores Question

Hi there, I am new to the boards and will have a bunch of questions, but thought I'd start with an easy one :)   I purchased the Equifax Complete package which provided me with EQ, EX and TU credit scores.  Are these real scores that lenders would use or just "estimated scores" based on my credit report?    If they are not real, should I purchase those from myFICO?   I am in the market for a house in about 9-12 months so trying to get as familiar as possible with all this.  I'll post my scores once I know what they really are :)   Thanks in advance!
