What happens to your mortgage if you sell your home for less than you owe?

We want to get into a bigger house. We live in a small condominium that we paid a lot for. We will never get so much for her that we need for our loan, but rose to it. We are not in a situation of exclusion, because we make payments on time without a problem. If we sell our house unless we add the balance of our guides on the loan for a new home, or what we owe to the bank balance is and then what?

When should I purchase a home?
I am currently renting in Orlando, FL and have been playing around with the idea of purchasing at the end of this year. Were I to do this, I would be getting an FHA loan and putting about 3% down.
On the other hand, I could wait another year and save enough to put the 20% required to forego the PMI insurance. The only potential downsides to this option are:
1) Mortgage rates will more than likely increase causing my loan to cost more.
2) There has been a lot of talk about the housing market in Orlando making a slow turnaround at the end of this year, and if that is the case, if I decide to buy towards the end of 2009, I will have less leverage as there will be more demand for homes as well as the potential for the home costing more.
My question, is basically whether I should purchase at the end of 2008 or the end of 2009.

General warranty deed state of Texas home exemption question?
My parents co signed on the loan for my home. Since they did this, I cannot claim 100% homestead exemption in the state of Texas. If my parents sign themselves off of the Warranty deed, can I claim 100% Homestead exemption?
Can my parents even take themselves off the deed without changing their status on the mortgage?

I don’t want them off of my mortgage, just off of the warranty deed therefore allowing me to claim 100% Homestead exemption. I have good credit but I work for myself and a lot of my income is not shown therefore I cannot legally claim it to my mortgage broker. So.. I need my parents on the mortgage. I have never missed a payment on anything.

How do I build a successful career as a good mortgage loan officer in a down housing market?

Q&A: What does a basic auto insurance plan cost?
