home mortgage for low income family help!?

Im currently looking for a mortgage company that will offer me about $ 160,000. This is going to be a first time buyer. I called a local bank (SunTrust). They said they would be able to offer me $ 100,000. But I actually need around $ 160,000. I will have 10% to put down on the house. My credit is in the 700′s but my income is low. My and my husband make around $ 3,500 a month net. What bank offers a good rate and will be able to offer me the loan?
The home that im planning on buying is actully worth 240,000. Its a forecloser.

Are ANY banks willing to refinance a commercial loan?

In spite of having a top notch credit score for two decades, a strong self-employed job for two years next month, a two-income family, and a renter of half our building with the other half being rented in a month or two….I’ve been unable to find any local bank (or even a local “national” bank) willing to refinance so my sis and I can get away from an 8.5 per cent interest mortgage.

HERE’S MY QUESTION: are there ANY banks out there who are less stupid than the ones I’ve gone to and who ARE refinancing and WANT my money??? Can you name them to me? How can I find them without going through ALL the paperwork and time, only to be turned down over and over for one ridiculous reason after another?

PLEASE NOTE: I’m not asking why banks don’t refinance right now. I’ve heard those excuses. I’m just asking if ANY are refinancing commercial loans. lol .
I have no idea what the first answer below is talking about. I didn’t ask if I qualify for a commercial loan. I already HAVE a commercial loan. And getting a “straw buyer” seems like a poor idea. I’m just wanting to know if ANY banks are refinancing commercial loans for low-risk folks like myself, and HOW do I find them??

Good will issue with my favorite bank

Subject:  I tried a GW letter to my bank and was declined.   History:  I've been getting my loans through a small local bank since high school.  I've had somewhere around 12 of them without looking at my report.  The loan officer also graduated only a year ahead of me in high school.  He is still my loan officer, but he is the Vice President of the branch now as well.    I have a few bad dings of lates on 3 accounts, 1 particularly, that are from around 2005-2007 or so.  Years ago.  Since then I've been in my career and stable for 4+ years and counting.  No lates at all but it shows 1 in 2008 for some reason

My name on an office CC shouldn’t I be getting "credit" for this?

Hello all.   My name is on my office Master Card through a local bank along with the doctor's name that I work for.  A couple of years ago when my name was put on it, I had to sign some papers and give them my SS#.    My question is this...this thing is paid like clockwork, in full every month and has about a $3000 limit.  I use it for everything at work.  Should I not be getting credit for this on my reports?  As I understand it, I am just as responsible for this account as the doctor is.   I appreciate any and all input

Installment Loans and Average Age of Accounts

Hey guys,   I have an installment loan from a local bank which is about a month away from being totally repaid.  This loan spanned over 3 years, so it is by far the greatest contributor to my average age of accounts on my credit report.  When it gets completely paid, does this installment loan history disappear from my credit report like a closed account would??  This is my greatest concern.   Anyone have any insight
