I am looking for a Investor Loan?

I am facing foreclosure and need a refinance. I am capable of repaying back my mortgage but the problem is that i owe $ 250K and my home is only worth $ 219K right now and my credit is too bad to refinance. Other than my home i have never been late on anything else in my life!!! I have a 10% on my first and a12% on my second totaling $ 250K. I need a loan fast and am willing to accept any offers out there! FYI I have NO equity right now and a 450 FICO Score!
tHEY are willing to give me the re-pay option but they want 6k down on the first and 4k down on the second and the interest rate stays at 10 on the first and 12 on the second!

Will banks/credit unions give loans/mortgages for under $100k?

I want to buy a house, but the loan amount I want/need is less than $ 100,000. Will a bank like… Bank of America still give me a loan? Or is that part of the entire crooked scheme where it HAS to be more than $ 100k so they make enough money on the interest rate over that 30 years, etc?

Is it worth it to pay off your home mortgage loan?

I am paying 6% interest rate and the balance is 120K. If I get that amount of money, is it better to pay off the loan or put the money aside for investing?

Should I refinance my current mortgage?

Current:
Mortage amount: 157,500$ (orignal amount 159,570$ in dec ’07)
Interest Rate: 6.375% (conventional 30yr fixed)
Princ / Inter : 995$
PMI: 127$

New Proposal:
Interest Rate: 5.25% (25 yr FHA fixed)
Princip / Inter: 1002$
Mortgage Insurance: 75$
Closing Costs: 5400$
Prepaid Items: 4400$
New Loan ammount: 167,300$

Notes:
– Home appraisal: 170,000$
- My wife have 0$ debt outside of our mortgage because we have been paying the minimum on our mortgage to pay off all bills (credit cards, cars, loans). We are thinking of paying more towards our mortgage (~ 200-300$ ) extra, but wanted to see if it makes sense to refinance before we do.

Please advise.

I need a mortgage lender in Missouri!?

We are looking to buy a home and we have a lender but would like to know about other options without having my credit ran all over the place. We had a bankruptcy discharged in jan/03 and a foreclosure in june/03. Our credit score ranges from 618 to 545-there is a discrepency with this particular credit company and I have papers to prove it. We will be financing around $ 170,000 and my current lender is offering me 7.25 interest rate with closing costs around $ 3500 and no money down with a Fannie Mae loan. Any suggestions or offers?

Mortgage rates will now drop alot…?

I am excited about the Govt’s recent activity to save my home fron recession….It would be easy to be the Fed chairman job..all you have to do is move rates lower when the economy looks flat lined and raise them while everything is going great. Anyway, now that the Govt has dropped the interest rate by a half percent, how long will it take until it gets easy again to refinance and lower the mortgage payment? I think the good days are back and homes should start building equity again. it should also be easy to get credit cards now that homes will shoot back up. Can I get some equity money at cheap rates going forward? After all, if the banks get loans for less cost, then we can expect this rate cut automatically…I can’t wait, I want to shop til I drop and will put the goods on my CCard so I can pay later., I love free/cheap money!…lots of deals still out there.

What is the best, easiest and most successful way to get my mortgage loan modified, i.e. lower interest rate?

I was out on disability for about 2 months, I contacted my mortgage co (citimortgage) and they suspended my payments for 3months…I’m now back to work and working on a loan modification since the rates are so low and buyers are being offered this option. However, it’s been about 4 months since my payments were suspended and still no loan mod. On the positive side I’m almost totally debt free, but I would like to start making my payments again, at a lower rate of course.

have you bought a home this month? with a conventional loan? what’s your interest % rate?

i think my mortgage broker sucks, i’m trying to get a loan approved for $ 42,000 with a 30 yr fixed rate conventional loan. I’m in las vegas. I have a credit score over 700, the best she can get me is 7.5% am i getting bent over? or what? what are they telling you??

Mortgage Loan Question in 2003 we refiniance to cover the back taxes we owed on our house.?

Our new loan is in my Husband’s name because he had better scores then me. Our interest rate started out at 10% and now it is going to 14% next month. Our Lender says that they can not refinance at a lower rate becasue we don’t have enough equity in our home. Our payments are going to $ 2900 a month on a Home that is not worth that amount. We had our home on the market for
5 months and it did not sell because it was priced to high so we could pay off the loan. Our lender will not agree to take less to payoff the loan so we are going to be forced to go to foreclosure. If the loan is in my husband ‘s name will I be able to get a loan in my name?

Is it worth using a mortgage broker?

Hi, I’m in the market to purchase a house. Most of my co-workers and friends have gone straight to banks without going through a broker and advice me to not waste money on mortgage brokers. However, I also hear that a broker’s service is worth it, since s/he can look into and compare rates from various banks and get the best rates for you.

So, is it worth using a mortgage broker? I already applied through a mortgage brokerage company and received an approval for a loan (I believe that I’m not under any obligation to use their service) with an interest rate of 5% (30 year fixed).

What are some things to consider when deciding if it’s worth using a broker? How much fees do they typically charge? What are some things in fees to watch out for? How much/what kinds of fees are too much?
