Applying for a marriage license before divorce ramifications
I went through a very bitter divorce where we seemed to over excel and be one of only 4% of all divorces that went to trial. The divorce has been going on for over a year and was supposed to be over a while ago, but something has always popped up. The latest was after the final trial date (that's all over now), her attorney had a brother die, so that delayed it for three weeks, then it was the holiday's and the judge went on vacation for another couple of weeks

No cost refinance of home in Maine?
My fiance and I purchased a home in Maine, August of 2008. We have chosen to part ways and I am keeping the house. We need to remove her name from the loan and our current bank told us we would need to come up with $ 9000 in closing costs. I have heard of a streamline refinance with the possibility of either low cost closing or even rolling the closing costs into the mortgage itself. Anyone know a good bank in Maine that I should get in touch with? We currently have a loan via Maine State Housing as a first time home buyer thus giving us the lowest possible rate at the time. The current rate is around .5% less now so I am hoping that worst case scenario, I can just break even and continue with something similar to what I am paying now. Thanks.

Want to Return Deed to Lender Please Help?
I wanted to know if anyone else is going through this and wanted some feedback. We have already refinanced once when we inherited the house from my fiance’s mother, and then we did a loan re modification a year after that because we fell behind and the payments were still so high. My fiance was recently laid off and moved on to another job in trucking. I am still looking for a job myself, and have had no luck. In the meantime, we have fallen behind on our payments and want to work something out with the mortgage lender before a foreclosure is filed.
The mortgage company is called Ocwen and bought the mortgage to this house without our knowledge after we refinanced. From what I’ve seen and read, they are notorious for forcing people who cannot otherwise afford to keep a home, eventually setting them up for failure.
They sent us a list of options as they did before. We decided to turn over the house and give them the deed and walk away, stating there was no way we could re modify because we keep falling behind. It will only be a matter of time before we fall behind yet again. We are also trying to avoid bankruptcy. It will be a last resort if anything.
They are forcing us to keep the house and re modify. How can do this when we have shown them proof we can’t afford to do this. They state they can do whatever they want. They require that we both be jobless and destitute in order to qualify to walk away from the house. Just because one of us is working, doesn’t mean we can afford the house.
One lawyer tells us we are at their mercy, another lawyer tells us we can fight it, another lawyer says we have no choice but to file bankruptcy. I’ll be calling a few more lawyers to get their opinion.
I guess I have a few questions not just one. Has anyone gone through this and what did you do? What options do we have? Can the mortgage company do what they are saying they can do? If we walk away from the home, about how much time to we have to move out?
We have a disabled son and have heard that they cannot evict you from a home when there is a disbled or senior person living in the home. Is this so?
I’d appreciate any feedback. I’m running out of time, and trying to resolve this issue as soon as possible.

Why can’t I get a mortgage loan?
Why can’t I get a mortage loan and Where can I get a mortgage loan? My credit score is 730, I have been at the same job since I was in highschool, I am only 21 but I have never paid anything late I have stable income I have a second job that I have been at for almost a year and I pay rent every month, I have friends with mortgages lower, yes lower than my rent! It makes me insane I feel like I’m throwing all my money away paying for someone else’s house. I just want to buy my own house and I have tried two different places and cannot get approved for a mortgage loan and I just don’t understand why! I obviously could afford it if I pay rent and my fiance would be the co-signer but when I applied with him it didn;t help because he has bad credit.HELP! Where can I get a mortgage!!!

Does applying for a mortgage loan affect your credit score?
My fiance and I were recently pre-approved for a mortgage loan, yet we have somewhat limited credit history. A co-worker told me that every time you apply for a pre-approval, it brings down your credit score … she also said that we only have 90 days to take out a loan before the pre-approval expires. Is this true? If so, I’m worried we won’t find a home within the 90 days and we won’t get a second pre-approval.

Mortgage loan refinance question?
My fiance bought a house and his mother cosigned for him. She now wants her name taken off the mortgage because she says she cant get an apt because the mortgage is in her name. I have no problem cosigning, I have decent credit but I am not working because I am pregnant. We pulled up old statements for the mortgage and found out that his mother had been paying the mortgage every month late. (He was giving her the cash and she was supposed to go and pay it). Will all these factors keep him from refinancing. They said when he applied alone that he did not qualify for the loan. Is it possible for me to cosign with no income or do I need to try and find something part time (my dad owns his own company) and use that as income.

Is it possible to get a mortgage when one borrower has a credit score BELOW 500?
I was just told my Quicken Loans that since my fiance has a credit score below 500 that he can’t help us. Mine is about 600. With my income alone, I can’t get approved. But with his credit score, I can’t get approved. Any mortgage lenders out there have a clue what I can do?
