HOA preventing appropriate fence for privacy and safety, state for aesthetic purposes
I recently moved to MD from NJ so I am unfamilar with MD law on this. I also never dealt with an HOA this stubborn before.

Installing a Fence

Property line
I have had my property surveyed in preparation of installing a fence and I have been taking some trees down. My neighbor insists i am infringing on her property and has posted a "PrivateProperty-No Trespassing sign" on the line between our properties. She has never taken the time to have her own surveyor come out, but insists the property in question that i am currently excavating belongs to her.

Excess Area – Not Easement and Not Access
Hello There is a 35' Excess Area at the back of my property. I pay property tax on this land since this 35' is on my land survey. The Excess Area runs for a mile in both directions and other land owners have fenced it in or built on their part of it.

Fence issue who is responsible for damage
My neighbor is a renter. The renter continually damages my landscaping (removing / throwing big gardening stones and running into and fence and trees with his truck. Who is responsible for damages?

Easement and problem with city
I live in a house with a huge ditch about 35-40ft across 10ft deep behind my fence which sits exactly on the easement line.

Problems with my neighbor because of my dog’s bark
My neighbor (back) is constantly bothering/ complaining because of my dog's bark. I have a big dog and of course, like all dogs, she barks when other dogs bark or someone come close to my house.

Tree dilemma
I own a rental property that has a large tree in the back corner of the property, as near as I can tell, the tree straddles the property line with my next door neighbor. The tree forks at the base and one half curves over my neighbors property and the other half curves out over mine. The half over my neighbors property has a very large limb that has split from the tree and is threatening to fall on the fence of the neighbor in back.
