What is my best course of action to obtain an FHA mortgage loan?

I am debating on how to handle my past credit issues. My husband and I want to purchase a home in CA. We have ALOT!!! of old negative credit issues, some paid some not. All 4+ years or older. I have been very successful in having several accounts deleted, but there are some that I do not know what to do.
I have an old NEXTCARD account that’s DOLA is 10/2001 which if I understand right will fall off next April. NEXTCARD is no longer around, it has been to four different collection agencies and I honestly doubt they could validate. I am fearful if I do dispute,and they do validate, it’s last reported date will change and apparently FHA looks at your last 12 months from all aspects, DOLA, date reported, etc…. So I guess what I am asking is should I only work on the accounts that have been reported in the last twelve months?

Possible Reaging and other questions

I ordered my fico scores from Transunion and Equifax   I think I have a few reaging accounts On my Understanding my score tab is says last" Your most recent collection occured 2 Years, 1 Month ago" last time I had any delinquent accounts was 6 or 7 years (all medical) Under date assign is says March 2009.   Did they reage my accounts?   If I go to the original account holder (hospital) will they inform the CA that I spoke with them?

Question About Older Collection Accounts & How to count age……..

I apologize if this post is not supposed to be under this forum.    My husband & I have been working on our Credit for  the past yr.  We are currently planning on buying a house in the near future, (1-2 yr range) We paid all collection accounts last yr & have recently opened a credit card in the past 6 months and have 2 installment loans in perfect standing.  My question is;If a mortgage co requires a certain amount of time w/ no recent collections how do I  count the age of our collection accounts?  From date opened? Date closed?

Best Next Step?

I am trying to get my finances in order so we can buy a house in a couple of years but I am not sure how to proceed.  I have 2 old Cap1 accounts that have a DOLA of Oct 2003.  They are with a CA that shows a DOLA of April 2004, but this particular CA has only held the debt since June 2008.

Clarification on DOLA in state of Florida

I was looking at free credit report from last year (due for new one in Aug 2010) and I noticed thart some accounts are due to expire (come off report) from the date opened instead of DOLA. For example: collection company records date opened as 2005 and date last reported as 2009. On the report it states "this account is scheduled to continue reporting until 2011.

Need som advice for dealing with a CA

Good morning,   I recently received a call from a CA, saying that I owed around $525.00 to a company.  It was a debt that I owed, but I seriosly questioned the amount.  I called the OC to discuss, and they lowered the amount I owed to $200.00.  They asked if I would like to pay them, and I did.  I have a receipt of this payment.   Two weeks later, the CA calls me again.  I explain to them that I have paid the OC and have a receipt of this payment.  The CA wants me to fax this receipt to them
