Can a home insurance company increase the amount of insurance on your house without your request?
Of course when the amount of insurance in increased, the insurance premium also increases. I have only $ 125,000 left on the mortgage and insurance company has increased the insurance to cover a value of $ 305,000. Real estate value of the home is $ 450,000. My credit rating is excellent and I have not had any insurance claims

Yes. Part of the policy condition is that you insure the home to either 80%, 90%, or 100% of the replacement value, on a standard HO3 Homeowners form. So, if you want the type of policy that is NOT a replacement policy, you’ll have to get a whole different kind of policy.

Of course, a FLAT RATE policy costs about ten times as much as a standard policy.

Real estate value, or market value, has NOTHING to do with the cost to rebuild. If the house burns to the ground, the insurance company does NOT have an option to “buy” it from you for the face amount – they are required to rebuild.

So, you can do it your way, and pay a way, way, way lot of money for a small amount of coverage, or you can do it the insurance company’s way, and insure to full replacement value, for less money.

Or, what most people like you prefer to do, is just get a personal loan for the balance of the mortgage, so you can pay off the mortgage, and not insure the house at all. Check out this site, if you want to find the cheapest home insurance just in one minute,

How to deal with a 2nd mortgage that has been sent to collections?
I’m currently on a repayment plan on a rental property for the 1st mortgage. The 2nd has been charged off by EMC mortgage and sent to an outsourced collection company called LCS. Does anyone have any experience on how to deal with LCS and what rights I have to settle this 2nd mortgage. Can they freeze my assets? Will they seek a Judgment?

Yeah, they are working on seizing assets, not freezing them (LOL).

What they can and can not do depends on your state. And yes, they will need a judgement, but that will be a piece of cake, you are either repaying the debt or not.

Pari Passu

where you have a pari passu mortgage and one of the mortgagee obtains judgment first in time ....is the mortgagee judgement creditor obliged to share what he realises from execution with the other mortgagees or is rather that what is held over after payment to the mortgagee creditor that which is shared parri passu. in othe words do you have priority if you obtain prior judgment over other mortgagees?

Do Consumer Finance Accounts ever drop off your credit report

After a few years of working on trying to improve me credit, I recently pulled my two reports.  Under 'Understanding Your Score' in my TransUnion report, it says that I have two CFAs that are hurting my score.  Yes they are there.  I had to get the loans to help get me out of this mess.  They are paid in full and closed - have been for several years.  I thought bad marks would eventually drop off if you kept your nose clean.  Am I cursed to have these two accounts on my credit even though they were paid timely?  It says some lender will look negatively on having these accounts on your credit report.  Will they ever drop off?  After seven years, can I ask for them to be removed, or are all lenders always going to know I had problems in the past and judge me for that past?  My TransUnion score is now 722, by the way, but if lenders don't like to see them, I don't want them there.
